Responsibilities

Senior Manager, Real Estate Finance serves as the primary finance partner to the Real Estate organization, providing financial leadership and analytical support for the company's real estate portfolio. This role partners with Real Estate, Legal, Construction, and Executive Leadership teams to evaluate new store opportunities, lease transactions, portfolio optimization initiatives, and occupancy performance. The position develops financial models, investment analyses, and recommendations to support growth strategies, lease negotiations, renewals, relocations, and closures, while overseeing occupancy reporting, forecasting, and strategic planning. The ideal candidate combines strong financial modeling expertise, retail real estate knowledge, and business acumen to drive data-informed decisions that maximize portfolio performance and shareholder value.

  • Serve as the primary finance partner to the Real Estate organization, providing analytical and strategic support for new store growth, relocations, renewals, expansions, remodels, closures, and portfolio optimization initiatives
  • Develop, maintain, and enhance financial models that evaluate investment returns, profitability, occupancy costs, long-term portfolio performance, and real estate capital investments
  • Prepare financial underwriting and investment analyses using ROI, NPV, IRR, payback, cash-on-cash return, sensitivity analyses, and other valuation methodologies to support site approval decisions
  • Partner with Real Estate leadership on site selection and lease negotiations by analyzing lease economics, rent structures, tenant allowances, landlord incentives, sales productivity, and market performance
  • Conduct scenario and market analyses to support market entry, relocations, store resizing, portfolio rationalization, and other strategic real estate initiatives
  • Monitor occupancy expenses and portfolio performance, identifying opportunities to improve profitability while evaluating store performance against lease terms, operating results, and market conditions
  • Produce and maintain recurring reporting, dashboards, and executive presentations on occupancy metrics, lease expirations, rent escalations, portfolio health, co-tenancy risks, percentage rent exposure, and landlord compliance requirements
  • Support annual budgeting, monthly forecasting, and capital planning processes for occupancy expenses, new store development, and major real estate investments
  • Partner cross-functionally with Real Estate, Construction, Legal, Accounting, Store Operations, and FP&A teams to support acquisitions, market studies, special projects, and enterprise growth initiatives
  • Present financial analyses and recommendations to senior leadership and Real Estate Committee meetings while driving continuous improvement of reporting tools, financial models, and analytical processes

Qualifications

  • Bachelor's degree in Finance, Accounting, Economics, Real Estate, or related field required
  • 7–10 years of progressive finance experience with significant experience supporting retail real estate
  • Strong understanding of retail lease structures, occupancy costs, and site investment analysis
  • Experience performing financial modeling for new store development and lease negotiations
  • Advanced Excel and financial modeling skills
  • Experience with Power BI, Databricks, Oracle, or similar financial reporting platforms preferred
  • Strong analytical, communication, and presentation skills
  • Ability to manage multiple priorities in a fast-paced retail environment
  • Strong analytical and financial modeling capabilities
  • Strategic thinker with sound business judgment
  • Collaborative partner with the ability to influence cross-functional teams

 

The pay range reflects the potential base salary range for this role. Individual base pay is determined by various factors such as relevant experience and skills, and the scope and responsibilities of the position.

Pay Range

$100,000 - $150,000
